Applications are now open for one previously-owned Habitat home located in Diamond Heights, a close-knit San Francisco neighborhood known for its sweeping city views and easy access to nearby parks. Applications open on July 8 and will be closed on Wednesday, August 5, 2026. Applicants are required to register, attend, and stay for the duration of an information session prior to applying for this home. Those who fill out the prescreening form and fulfill this and any additional requirements will be entered into a lottery which will be conducted by the Mayor’s Office of Housing and Community Development (MOHCD). This will take place on August 14, 2026, to determine the order in which applications are processed.  Invitations to fill out a full application will then be sent out in lottery rank order. Following the lottery, MOHCD will review applications and determine eligibility.

What We Offer

Habitat for Humanity Greater San Francisco builds affordable homes for first-time homebuyers. Approved applicants qualify for a monthly housing payment equal to 30% of their gross household income. We offer a fixed-rate low-interest mortgage for approved applicants that will stay the same for the entire term of the loan. This offers you consistency that can make it easier to set up a budget.

Pre-screening applications can be found on the DAHLIA webpage here. Applications open Wednesday, July 8, 2026, and close on Wednesday, August 5, 2026, at 5:00pm. A lottery will be conducted by the Mayor’s Office of Housing and Community Development (MOHCD) on August 14, 2026, to determine the order in which applications are processed. Applicants must register, attend, and stay for the duration of an information session to be entered into the lottery.

Requirements to apply

Applicants must meet our income and credit guidelines, in addition to other requirements, such as performing 250 hours of sweat equity (volunteer hours).  

The selection process includes a review of your finances and credit, employment history, residency, and other qualifications. 

If you have applied for a Habitat for Humanity Greater San Francisco home in the past, you will need to submit a new application for this home. Please only submit one pre-application per household; multiple applications are reason for immediate disqualification. The lottery ONLY determines the order in which your application will be reviewed. It does not guarantee you a home. 

  • Have a history of reliable payments on credit report 
  • Must be willing to complete 250 hours of sweat equity 
  • Applicants cannot have owned a principal residence in the last 3 years 
  • Must be a household with a minimum of 3 members to qualify 
  • A preference for Certificate of Preference (COP) holders, veterans, and individuals who live/work in San Francisco applies 
  • To be eligible for the home, borrower and household gross earnings must be between 60-80% of San Francisco County’s Area Median Income (AMI)

FAQs

What if I don't meet all the eligibility criteria?

We encourage you to apply and let us determine your eligibility.

Do all household members need to attend an information session?

No, only one member from your household must attend and stay for the duration of an information session.

How will my attendance for an information session be confirmed?

We review our attendance reports at the conclusion of our sessions. If your attendance is verified, you will receive a special email from our team confirming your attendance.  

Friendly reminder, you must stay the entire duration of the session for your attendance to be counted.  

What is "Sweat Equity"?

Habitat GSF requires all potential buyers to complete sweat equity (up to 500 volunteer hours). The requirement for this previously built home is 250 hours.

You can get help with your sweat equity by having friends and family volunteer with you.

Sweat equity is not designed to be a barrier; we work with each family to ensure they finish their sweat equity in a safe and timely manner.

Will I need to pay my own utilities?

You are responsible for paying for your own utilities.

Is there parking?

Yes, parking is included.

How does the lottery work?

Pre-applicants will be given a unique ID number via email. 

On August 14, 2026, San Francisco’s Mayor’s Office of Housing (MOHCD) will host a live, virtual lottery. Attendance is optional. 

Pre-applicants’ IDs will be randomized and given a spot in the lottery. 

You can check your lottery rank on the DAHLIA webpage. The lottery results will be posted at the top of this page by Friday, August 21, 2026. 

MOHCD will invite applicants to complete the full application based on lottery number. For example, the applicant who gets lottery #1 will be the first person invited to complete the full application. They will go down the list in lottery order until the unit is filled by a qualified buyer. 

Are pets allowed?

Yes, limits may apply.

Do I have to have a co-applicant to apply?

No. Please keep in mind that applicants will become legal title holders and will be responsible for making all monthly payments on time.

Will Habitat Greater San Francisco be my landlord?

No, Habitat GSF is only the lender as this is not a rental unit.

If I applied for a Habitat GSF home in the past and I was not selected, do I need to reapply?

Yes, you will need to reapply. Please note, Habitat GSF does a new, random lottery each time new homes become available.
