Habitat for Humanity Greater San Francisco (HGSF) is now accepting applications for one affordable resale home on 2642 Gloria Way, in East Palo Alto. The application period for these homes opened on May 15th, 2023 and applications will be accepted through June 5th, 2023. Please read below for details on specifications of the homes, application criteria and how to apply.

Before you can apply for a home, you must attend a virtual Habitat for Humanity Greater San Francisco information session. The sessions will be held at the following times:

Application Requirements

Applicants must meet the income and credit guidelines, in addition to the following requirements: being willing and able to perform up to 125 hours of sweat equity (volunteer hours) in the community; attending workshops and volunteering in other Habitat programs.

If you have applied for a Habitat for Humanity Greater San Francisco home in the past, you will need to submit a new application for this East Palo Alto home. All applications that are received on time and filled out completely will be entered into a lottery. The lottery ONLY determines the order in which your application will be reviewed. It does not guarantee you a home.

Post Lottery Information 

Please check back here for more information once the lottery has taken place on June 12th. Once your lottery position is called, you will be asked to submit a full program application with supporting documents. A copy of that application for your reference and preparedness is available ahead of time here. Please note, do not submit this application to Habitat for Humanity Greater San Francisco staff. Applications received prior to being requested will not be opened or reviewed.  

The selection process includes a review of your finances and credit, employment history, residency, and the following qualifications:

  • Must have a minimum credit score of 650
  • Must have history of reliable payments on credit report
  • Must be willing to complete up to 125 hours of sweat equity
  • Have not owned a residential property in the last 3 years
  • Applicants must have a total debt-to-income ratio below 45%
  • Applicants must be first time homebuyers
  • Must be permanent residents or US Citizens
  • Eligible households must have four to seven members to qualify
  • Household gross income must be within 40-50% range of San Mateo County Area Median Income to qualify, see table below:

WHAT IF I DON’T MEET ALL THE ELIGIBILITY CRITERIA?

We encourage you to apply regardless. Once you’ve applied, we will determine eligibility.

WHAT IS “SWEAT EQUITY”?

Habitat GSF requires all potential buyers to complete sweat equity. The requirement for previously owned homes (resales) is 125 hours 
You can get help with your sweat equity by having friends, family, etc. volunteer with you.
Sweat equity is not designed to be a barrier; we work with each family to ensure they finish their sweat equity in a safe and timely manner.

WHAT IS THE HOA RESPONSIBLE FOR?

Maintaining and repairing common areas (homeowners are responsible for repairs in their units).

ARE THERE MONTHLY HOA FEES?

Yes, fees are subject to change annually. Please expect increases over time.  

WILL I NEED TO PAY MY OWN UTILITIES OR WILL THE HOA PAY THEM?

You are responsible for paying for your own utilities.

IS THERE PARKING FOR EACH UNIT?

Yes, the home has one guaranteed parking spot.  

HOW DOES THE LOTTERY WORK?

Lottery applicants will be given a unique ID number via email  

On June 12th, 2023, Homeowner Development Department (HDD) staff will host a live, virtual lottery. Attendance is optional. 

Lottery applicants IDs will be randomized and given a spot in the lottery.  

You can check your lottery rank at www.habitatgsf.org/gloriaway after the lottery is conducted. A PDF version of the lottery results will also be posted on our website in a week after the lottery.  

HDD will invite lottery winners to complete the full application in lottery rank order (i.e., the lottery winner who got ranked #1 will be the first person invited to complete the application, we will go down our list until the unit is filled by a qualified buyer.)  

IF I APPLIED FOR A HABITAT GSF HOME IN THE PAST AND I WAS NOT SELECTED, DO I NEED TO REAPPLY FOR THIS EAST PALO ALTO HOME?

Yes. For this home in East Palo Alto, applications will be made through our online application portal. Habitat GSF staff will administer the lottery. 

ARE PETS ALLOWED?

Yes, limits may apply.

DO I HAVE TO HAVE A CO-APPLICANT TO APPLY?

No. Please keep in mind that applicants will become legal title holders and will be responsible for making all monthly payments on time.

WILL HABITAT GREATER SAN FRANCISCO BE MY LANDLORD?

No, Habitat GSF is the lender as this is not a rental unit.
